The villa has 7 bedrooms, 4 bathrooms and, on the ground floor, a spacious kitchen…
In an outstanding location, surrounded by greenery and quietness, among the most famous and renowned Italian wine-growing areas, only 400 m as the crow flies from the lake, very close to all services and to the elegant restaurants and wine bars of the lake's riviera. For sale a prestigious Italian farmhouse situated in a scenic 950 m2 garden with an infinity pool, a very large, elegant and refined outdoor area, all included in a total property of 1.4 hectares of land, most of which is cultivated with vineyards.
The villa has 7 bedrooms, 4 bathrooms and, on the ground floor, a spacious kitchen and living room, decorated with fireplaces and Venetian seminato floors.
Adjacent to the manor house is a delightful stone-built annexe that can be used as a guest house or, alternatively, as a residence for the caretaker/ butler.
In addition to the swimming pool, the property is completed by a panoramic terrace and a generous underground garage with adjoining cellar. The property is already divided into 3 separate units and can therefore be converted, in a very flexible manner, to different uses.
Sirmione does not need too much introduction: it is a small jewel suspended in the middle of the Lake Garda.
The town is bordered to the south-east by Peschiera del Garda and to the south-west by Desenzano del Garda. The lakeside section borders Lazise and Castelnuovo del Garda to the east and Padenghe sul Garda to the north.
The historic centre is at the northern end of a long, narrow peninsula about four kilometres long that bisects the southern lake shore, and is also an island, as it is isolated from the peninsula by a navigable moat, which is crossed by only one access route, a bridge.
It still preserves a medieval urban structure, with narrow, irregular streets. Since the 1970s there has been a succession of architectural interventions (first the Grifone and Speranza hotels) to the exterior walls of the buildings, which have restored their more ancient appearance, with exposed brick and stone. It is a restricted traffic area; one could say it is a pedestrian's paradise.
